Fifth Third Bank Foreclosures and Where to Find Fifth Third’s Bank-Owned Homes

Fifth Third Bank lists its foreclosed homes on its own bank-owned property site, 53.res.net, and each home has a local realtor who takes offers. On June 30, 2026, Fifth Third Bank, N.A. held $8 million in foreclosed homes, up 14.3% in a year and 22nd among 805 banks.

Unusually for a large bank, most of what Fifth Third has taken back through foreclosure is commercial property rather than houses. The bank REO directory lets you compare its home total and listing site with other lenders.

Key Facts

Fifth Third Bank, National Association is a $299.2 billion bank based in Cincinnati, Ohio, and it became much larger in 2026 by merging with Comerica. These figures come from the FDIC’s Call Report data for Fifth Third, its Fifth Third office count by state and its list of banks merged into Fifth Third. Foreclosed property a bank still owns is reported as other real estate owned (ORE), and the residential line covers houses with 1 to 4 units. Fifth Third reports these lines in whole millions, so small changes do not show.

Where Are Fifth Third’s Foreclosed Homes Sold?

Fifth Third sells its foreclosed homes through its own search site, 53.res.net, where every home carries the name of the local realtor handling the sale. A home a bank owns after foreclosure is known as real estate owned, or REO. The Fifth Third listing site opens with “Welcome to Fifth Third’s bank-owned property listings,” and asks you to pick a state before narrowing by city, zip, price and type (single-family, condo, 2 to 5 units, vacant lot and land).

The footer notes that some listing details come from a third party, so a figure like square footage could be off. Check it on your tour or with your inspector rather than relying on the listing.

To make an offer, go through the realtor. The site’s contact page tells buyers with property questions to “contact the realtor at the number listed on the property details page.” Your own agent can also write the offer and send it to that realtor. Fifth Third’s commercial buildings are on a separate site, 53oreo.com, so the home search shows only houses, condos and land.

Comerica Bank merged into Fifth Third on February 1, 2026. Fifth Third said in a press release on the Comerica merger that the deal made it the 9th-largest U.S. bank, with about $294 billion in assets. About 293 Comerica banking centers in Michigan, Arizona, California, Florida and Texas moved to Fifth Third’s systems and brand over Labor Day weekend 2026, DBusiness reported. A recorded deed on a former Comerica loan may now name Fifth Third.

Who Handles Fifth Third’s Foreclosed Homes?

Fifth Third handles its foreclosed homes through its own default servicing and REO staff working with local realtors, and it does not name an outside REO asset manager. An asset manager is a company that prices, maintains and sells foreclosed homes for a lender. A Fifth Third job posting for a Senior Default Servicing Manager in Cincinnati describes a team that works with “Collections, Loss Mitigation, and REO” to “facilitate timely foreclosure real estate sales” and runs a default vendor management program. Default servicing is the part of a bank that handles loans that have stopped being paid.

The listing site’s address is a clue to the technology behind it. 53.res.net sits on the domain of RES.NET, which describes itself as a mortgage banking service provider whose web portals cover REO sales, valuations and property upkeep for loan servicers. Fifth Third’s own pages credit only an unnamed third party, so RES.NET’s exact role is not stated. Agents who want REO work from servicers can set up a profile there, as the RES.NET company page explains.

Homes from loans Fifth Third services for other owners follow those owners’ rules.

  • Fifth Third’s own loans. These go on 53.res.net with a local realtor.
  • Fannie Mae or Freddie Mac loans. The house goes to Fannie Mae’s REO vendors or Freddie Mac’s HomeSteps program.
  • FHA or VA loans. FHA homes usually end up on HUD’s Home Store, and VA homes are sold by Vendor Resource Management, the contractor named in VA Circular 26-17-16.

A wider list of REO asset managers and listing platforms explains how these firms fit together.

How Have Fifth Third’s Foreclosed Homes Changed Over the Last Year?

Fifth Third’s foreclosed homes held at $8 million for three quarters, while its commercial foreclosed property jumped when Comerica merged in and then fell back.

Quarter End Total Assets Foreclosed Homes (Residential ORE) All Foreclosed Real Estate (Total ORE) Homes as Share of Total
June 30, 2025 $209.3 billion $7 million $25 million 28.0%
September 30, 2025 $212.2 billion $6 million $21 million 28.6%
December 31, 2025 $213.7 billion $8 million $20 million 40.0%
March 31, 2026 $296.1 billion $8 million $31 million 25.8%
June 30, 2026 $299.2 billion $8 million $24 million 33.3%

Each value is what Fifth Third’s unsold foreclosed property was worth on that date. Total ORE rose to $31 million in March 2026, the first quarter after Comerica joined, then fell back to $24 million. The home line barely moved, which tells a buyer that the merger mainly added commercial buildings and that the number of Fifth Third houses for sale has stayed fairly level.

Only 33.3% of what Fifth Third holds is homes, and the other $16 million is offices, stores and other commercial property sold through 53oreo.com. Relative to its size, Fifth Third holds about $27 of foreclosed homes per $1 million of assets, #718 of 805 on that ratio, far below the median bank’s $258. Put plainly, very few Fifth Third home loans end in a bank-owned sale.

These FDIC figures are dollar amounts for the whole bank, not a count of homes by state. The filing schedule is set by the FFIEC Call Report instructions.
